The Challenge
The 2021 NSW Regional Housing Taskforce report identified significant pressures on housing availability, affordability, and diversity across regional communities. These challenges stem from complex, long-term supply and demand dynamics, further intensified by internal migration trends and the unique characteristics of non-metropolitan areas.
The Action
Polis Partners was engaged by the Department of Regional NSW to undertake a targeted analysis exploring the relationship between housing supply and the construction of major infrastructure projects. This study involved forecasting housing demand over a five-year horizon, taking into account the timing and scale of upcoming infrastructure investments.
Using bespoke datasets and advanced economic methodologies, Polis Partners delivered evidence-based insights to support policy development. The analysis was designed to inform strategic planning and investment decisions, helping the Department assess how infrastructure delivery could influence housing outcomes in regional areas..
The Results
The Major Infrastructure Analysis has provided critical insights to support future planning and strategy development for regional NSW. By forecasting short-term housing demand linked to major infrastructure delivery, the study has helped identify regions likely to experience a temporary influx of workers and the associated spike in housing needs.
This analysis has enabled the Department to better understand the timing, scale, and nature of housing pressures in these areas, and to explore policy responses and delivery techniques that can facilitate rapid, flexible housing solutions.
